How it runs
Your calendar books the turnover. You do not text anyone.
Paste your Airbnb or VRBO export link once. Every checkout after that puts a turnover on our schedule automatically, in the window between the guest leaving and the next one arriving. Back-to-back bookings are still one job, just a tighter one.

One export URL from your listing, pasted once. We read checkout dates from it, not check-ins, so the job lands on the day the property actually turns.

We hold the window
Standard checkout is 10 or 11, standard check-in is 3 or 4. We work inside that gap. Owner-blocked dates on your calendar never create a job, so nobody arrives while you are staying there.

Turn, restock, reset
Beds stripped and remade, bathrooms reset, floors done, dishwasher run and emptied, trash and recycling out, consumables replaced to the level you set.

You hear before the guest does
A text the moment the door is locked and the property is guest-ready. If something is broken, stained, or missing, you get that in writing before we leave, not after a complaint.

Consumables are billed at what we paid, with the receipt attached, plus a flat trip fee. We do not mark up your toilet paper, and you can cap the monthly spend.

A small box on the counter, every single time.
Left out for the guest on every turn, included in the turnover rather than billed as an extra. It arrives in a kraft box stamped with our mark, or a linen pouch, which guests tend to keep. Contents rotate with the season, so a host who books us all year is not leaving the same thing in June and December.

What happens on a same-day back-to-back?
It stays one job on that date, just a tighter one. Your calendar shows the checkout and the next check-in, and we work the gap. If the window is under three hours we tell you before you accept the booking, not after.

What if a guest leaves damage?
You hear about it in writing before we leave the property, with enough detail to open an AirCover claim the same day. If you want photographs of the damage for that claim, say so once and we will send them. We do not photograph the inside of a property as a matter of routine.

Do I have to be involved at all?
After the calendar link and a one-time walkthrough, no. We hold a lockbox or keypad code, we know where the spare linens live, and the schedule builds itself from your bookings. Most hosts hear from us twice a turnover: the lock-up text and the invoice.

How does restocking billing work?
Goods at cost with the receipt attached, plus a flat trip fee. You set the levels once and can cap the monthly spend, so nothing is bought without you having agreed to the ceiling.

Do you cover beach houses?
Yes, and sand is its own line on the checklist. Plum Island, Crane Beach, Salisbury, and the Rye and Hampton stretch get a sand pass at the door, in the entry, and along the baseboards, because that is what a guest notices first.

What about the off season?
Winter property checks between bookings: heat confirmed, pipes checked, storm damage noted, mail and packages brought in. Priced per visit and easy to pause when the calendar fills back up.
